Why do we need EPCs ?
Worldwide recognition of climate change has forced governments to act and legislate towards lessening the impact of carbon emissions.

The European Energy Performance of Buildings Directive (EPBD) was established for this reason. All new build homes and existing buildings should undergo measures to reduce carbon emissions.

UK Government has approved the SAP 2005 method as a way to achieve this reduction, complying with Part L Building Regulations

What is an EPC?

Just like a new fridge label, Energy Performance Certificates (EPC) tell you the energy efficiency of a building on a scale of A to G.

Properties in Band A are very efficient and those in Band G are the worst performing.

Who requires the certificate?
Anyone constructing, selling or renting a property will need an EPC certificate

How and when should the EPC be supplied?
The Energy Performance Certificate and recommendation report must be made available free of charge by the seller or a landlord to a prospective buyer or tenant at the earliest opportunity and before a sale or let is agreed

How long is the EPC valid?
3 years for residential sales and 10 years for rental properties
